Montgomery County Finalizes Lease with Silver Branch Brewing for Wheaton Headquarters Building – Mocofeed

Montgomery County Executive Marc Elrich and County Council President Natali Fani-González have announced that Silver Branch Brewing Company and its complementary restaurant concept, Mosaic Pizza, have signed a lease to become the first retail tenant at the Maryland-National Park and Planning Commission (M-NCPPC) Wheaton Headquarters Building.  

This milestone marks a significant step in expanding offerings at the Wheaton Town Square and advancing the County’s vision for a vibrant, mixed-use downtown Wheaton. The new concept will bring a full-service brewery, restaurant, family-friendly dining destination, and dedicated private event venue to the heart of downtown. 

“Leasing this location to Silver Branch Brewing Company and Mosaic Pizza, which features both a restaurant and event venue, will bring a dynamic new destination to Wheaton for residents and visitors,” said County Executive Elrich. “When the Wheaton Headquarters Building opened in 2020, the retail space was left as a blank slate for future tenants, however, the County faced challenges leasing the property due to its unfinished state. The County created the M-NCPPC Wheaton Headquarters Retail Capital Improvements Program Project to budget the necessary funds to improve the space and attract a retail tenant—and it delivered.” 

Located at 2425 Reedie Drive, the Wheaton Headquarters Building was designed to include retail space to complement the Wheaton Town Square and the adjacent Marian Fryer Town Plaza, creating both daytime and nighttime activity for residents, workers, and visitors.

Silver Branch Brewing Company and Mosaic Pizza, along with the future Wheaton Arts and Cultural Center, and the 49,000-square-foot Round1 Bowling and Arcade opening soon at Westfield Wheaton mall, are just some of the latest economic developments projects helping transform downtown Wheaton.

The County Department of General Services (DGS) leases approximately 177,031 square feet of space from M-NCPPC at the Wheaton Headquarters building, including a total of 11,890 square feet reserved for retail.

Lease Agreement Highlights 

  • Tenant: Silver Branch Brewing Company and Mosaic Pizza. 
  • Use: Restaurant and brewery with family-friendly dining and dedicated event space. 
  • Space: Approximately 8,589 square feet (Suite A: 5,292 sq. ft.; Suite B: 3,297 sq. ft.), plus an outdoor space.
  • Term: 12-year initial lease, with two 5-year renewal options. 

Founded in 2019 by longtime County residents Christian Layke and Brett Robison, Silver Branch Brewing Company has become one of the County’s most recognized independent breweries, known for its focus on classic European lagers, easy-drinking beers, and modern American IPAs served in an atmosphere centered on camaraderie, community, and gemütlichkeit. 

The original Silver Branch location opened in Silver Spring, followed by its Rockville Beerworks location and the launch of Mosaic Pizza, which currently operates for dine-in, takeout, and delivery in Rockville. The Wheaton location will become the company’s third Montgomery County location and the second Montgomery County home for Mosaic Pizza. 

“As a Montgomery County original, it feels especially meaningful to open our third Silver Branch location here in Wheaton,” said Layke and Robison. “We are excited to continue expanding the Silver Branch brand of gemütlichkeit in Montgomery County. With this highly visible and beautiful location across from Marian Fryer Town Plaza, we believe this can become the brand headquarters for both Silver Branch and Mosaic Pizza.”

Silver Branch recently expanded its distribution footprint by making its beers available directly through Montgomery County’s Alcohol Beverage Services (ABS), allowing local restaurants, bars, and retailers across the County to order Silver Branch products alongside their regular ABS purchases. 

The new Wheaton restaurant will feature prominent signage, indoor and outdoor dining, and a dedicated private events space designed to host weddings, business happy hours, corporate meetings, association gatherings, government meetings, and community celebrations. 

This will become the third Montgomery County location where Silver Branch hosts private events, reinforcing the company’s role not only as a hospitality destination, but also as a gathering place for local families, businesses, and organizations. 

Silver Branch Brewing Company and Mosaic Pizza are scheduled to open in the summer of 2027.
